OK...so it reads like an infomercial at times

By page 3, upon reading "if you decide to come visit me at my office, give me a heads up..." I knew I was in for a laugh. The guy comes off as some kind of naive country bumpkin / used car salesman at times. True. Nevetheless he does lay out some interesting Real Estate financing methods, most of them real long shots though, but hey who's counting...

fraud. don't buy.
this guy and the guy that sells "Natural Cures They Don't Want You to Know About" are probably best friends.

Here's the sequence of steps I took reading this book:
1. started reading it.
2. found out it's a fraud. (you can tell after about the 3rd page)
3. ripped book in half and threw it in garbage. (congradulations! this is the ONLY book I have ever done this to in my ENTIRE life!)

tyler hicks, like practically all infomercial and telemarketting sales people - is a money grubbing shyster.

For a beginner...give this book a chance

This was the first real estate investing book I have ever read. Let me tell you...This book pumped me up. I was so motivated to start investing that I immediatley read three other books on investing. In my opinion, he really gets the "creative juices" flowing.

Are there many details and how to's in the book? No. However, he does give you the big picture which is all you really need to get started. After I read this book, I made about 100K on a little condo by the beach. I learned many things along the way...but this book at least got me motivated, gave me some simple ideas, and got me off to a good start. If you want some more details take a look at some other books. But to get started....hey why not...read this book. Oh and by the way, he will try to sell you a newsletter..who cares? The guy know how to make money, so i think you should listen. Good Luck

I paid for an infomercial!!!

Don't be ripped-off! HONESTLY, the only reason this book rated 1 1/2 stars is because there is no zero-star option. Almost every page is a shameless plug for the author's newsletter and other financial wares. In between these nauseating self promotions is advice such as "when dealing with a commercial lender, try to negotiate a lower interest rate." DUUUHHHH!!! I never would have thought of that! If you need such advice, I will gladly sell you my slightly used book . . . and I have a bridge in Brooklyn. Seriously, don't waste your money!

Do NOT waste your money

Readers, If you are curious about real estate investing, then take my word for it, this book is NOT what you are looking for.
The author spends the whole time pretty much giving you a pep talk about just getting out and and making offers to people for a hundred percent plus in financing and while im not saying that you couldnt get that, I am saying that this book does not tell you anything that a little common sense wouldnt tell you. And common sense is free. Plus the whole book is like one big plug for the authors other businesses that hes trying to sell you. I felt like I paid money for an infomercial!!!! I dont know what book to recommend to you, dear reader, but this is NOT it.
Thanks for your time.
